Golden West, a respected provider of senior housing in Boulder for more than 40 years, has expanded its campus with the completion of an $11.9 million, 54-apartment independent living community at 930 28 th St. Flatirons Terrace at Golden West will hold a grand opening celebration on Thursday, April 10.
Ground broke on the 110,048-square-foot Flatirons Terrace at Golden West in the fall of 2006. Flatirons Terrace opened to 39 residents on March 18, making the community 57 percent full prior to the grand opening celebration.

Flatirons Terrace is age-restricted to people 62 and older. Flatirons Terrace has three stories of residences and one underground parking level built on 1.4 acres on the southwest corner of Golden West's 3.5-acre campus. In keeping with current housing trends, Flatirons Terrace includes apartments with large floor plans, extensive use of natural light, comfortable common areas, and access to a pedestrian lifestyle.
Apartments at Flatirons Terrace range from 720-square-foot one-bedroom, one-bath units to 1,200-square-foot two-bedroom, two-bath units. Rooms are equipped with high-speed Internet access and cable TV. The site includes 63 underground parking places and surface parking around the building perimeter. All apartments feature fully equipped kitchens with top-of-the-line energy-efficient appliances, walk-in closets and attached patios or balconies. Rents are market rate and vary with size and location of the units.
Flatirons Terrace features a west-facing restaurant-style dining room with expansive mountain views on the top floor of the building and a bistro for a la carte dining. Other amenities include extensive outdoor patios, walkways and gardens with majestic views, a business center and library, housekeeping and maintenance services, and social, educational, cultural and wellness events and programs. Residents also have use of Golden West's services throughout the campus, including the beauty salon, massage therapy, acupuncture, foot care and health screenings.
Flatirons Terrace includes several multi-purpose rooms, which are available for a variety of resident programs as well as comfortable space for residents to socialize.
The Flatirons Terrace exterior includes a multi-story, urban feel, row house design that incorporates natural colors and brick, with details found in the Arts and Crafts architectural movement. Interior design follows a Craftsman motif, with warm-colored woods and paint colors and handcrafted details that provide a comfortable feeling of home throughout apartments and common areas. The Golden West community features outdoor spaces with community gardens, hardscapes and courtyards.
OZ Architecture of Boulder handled both architectural design and interior design planning. OZ was instrumental in working with city officials to guide the project forward and ensure it blends with the city's vision for 28th Street. Palace Construction of Denver was the general contractor for the project. Winston Associates of Boulder is the landscape architect. Community Capital Corporation of Denver provided general consulting and US Bank is provided financing.
The Boulder Planning Department approved the architectural plan on July 8, 2005 and the final site plan on Oct. 6, 2005. Both approval votes were unanimous.
Today, 361 seniors live on the Golden West campus, including the 39 residents who now live at Flatirons Terrace.
