Ask Dot: Plans for a parcel of vacant land?
Contributed by: Joel Hunt on 3/7/2006

What future plans does Erie have for the vacant land west of Road 7 between Hwy. 52 and Rd.12?

Who is in charge of the weed control for that area? We live across the street from the stated location and "every year" have a problem with the LARGE tumble weeds that blow into our yard as well as up against the fence, making it hard to get to our horses to feed or to get out of the front gate if we choose to leave in our car.

Is that land for sale? Has it been sold? With so much construction going on in the area, we would like to know what future plans are for that area?

Also, we have noticed a sign stating "Erie limits." Is Rd. 7 the boundry for Erie (would like to know for future in case we would need to call the Erie police for emergency needs verses calling Weld county Sheriff's deparment)?

The property you're referring to is owned by Community Development Group, according to Fred Diehl, Erie's assistant to the town administrator and information coordinator. It is currently zoned for agriculture use in Weld County.

"CDG is actively farming the property, which helps but does not eliminate the tumble weeds from blowing off of the property," Diehl said via e-mail. For more information contact Mike Burns, director of land planning for Community Development Group at 303-442-2299.

Town of Erie does not have a land use application for the property at this time (so no immediate development plans for the future), but the 2005 Comprehensive Plan shows mixed use zoning, which could include any types of Regional Commercial, Community Commercial, High Density Residential, Moderate Density Residential, Low Density Residential and Rural Residential uses, according to Diehl.

The Adoption Draft of the Comp Plan is available online at www.ci.erie.co.us. Click on "Community Development," on the left side of the screen, then on "Comprehensive Plan and UDC." Mixed use development is explained on page 23.

Weed control issues should be referred to Weld County. Weld County has a specific Pest and Weed Department, but doesn't specfically address tumbleweeds. Tina Booton is the contact person for the department at 970-304-6496 ext. 3770, or visit http://www.co.weld.co.us/departments/weed_pest/index.html.
