Sparks fly at Green Valley Ranch HOA meeting!
Contributed by: Charles Spratt on 5/29/2008

The current HOA board of directors of the Green Valley Ranch, a Denver suburb adjacent to DIA creates its own spotlight in order to bask in their own brilliance; wasting no opportunity to announce how much money they have saved the residents of Green Valley Ranch by virtue of their skillful administration. Some homeowners contend that a search of the facts in an attempt to support this self adulation reveals that such wild self promotion has little basis in reality. Two homeowners angrily confronted the board of directors contending that the members had mismanaged the money that had been entrusted to them and that the current administration could have potentially cost every homeowner in Green Valley Ranch an additional $1400.00 in addition to the recent tax increases and potential assessments presently be contemplated.

The HOA board of directors, very calmly refused to discuss the questions posed; as to their personal involvement in the alleged payment of quadruple the assessed value for property presently being targeted as the location for the "community center"; the payment of $150,000 as a non-refundable deposit to a metal building supplier which had just agreed to pay $4,000,000 in settlement of a consumer protection lawsuit brought by the State of Colorado; the executing, without apparently even reading, of a extremely one-sided document drafted exclusively by the counsel for the metal building supplier (deposit non-refundable, GVR has to pay all legal costs of the metal building supplier, for example); the fact that the contract for the metal building had not been resolved and now they had executed a second contract to build another building in the same location. The board repeatedly stated that the questions dealt with their positions on the GVR Metropolitan District and not on the HOA.

The only comment made by the Board was confirmation that they had recently lost a portion of the lawsuit filed against the HOA by Westwind Management and that the potential loss to the HOA could be $166,000.00 plus attorney fees.

The HOA board refused to answer an inquiry about why the budget provided for $116,000.00 for legal services and yet the apparently chose toexecute contracts in excess of $8,000,000.00 without seekingor following legal advice.

Members of the Board of Directors pointedly commented that the homeowners had not chosen to appear at previous meetings and therefore should not be expecting the board to answer questions raised because of a sudden awakening interest in local government. One homeowner loudly argued, that if he chose to attend only one in a hundred meetings, he still had the right to have his questions answered!

The homeowners, and the board of directors agreed that the residents of Green Valley Ranch could file self nominating petitions and obtain proxies from their neighbors so that they can be elected to the delegate board that elects the board of directors of the HOA. Petitions have to filed within the next week in order that they can vote for the board of directors. Petitions and the number of proxies necessary for election are available at the HOA office at the corner of Aragonne and 45th Avenue.

It also doesn't surprise me that he was causing trouble in the wrong meeting - Charles doesn't seem to be the sharpest knife in the kitchen "If you know what I mean"... I have seen him in action, and to come to a meeting and not wear your hearing aids, then complain that he can't hear what was said "Not to mention write about it" makes you wonder how dumb, or bitter this person is. I wished we could ignore him, but it's best to confront him, every step of the way!

Knowing something about the Real Estate Market in the Green Valley Ranch area I have to object to the statement "quadruple the assessed value for property presently being targeted". Obviously the writer has NO IDEA what that property was zoned for, and if he would have purchased it, HE TOO would have paid that high amount. A lot of this information found in the article is baseless and unfounded, I do not trust a word he says!

Green Valley Ranch is a nice place to live... We just seem to have a select group of people (Like this author) who seem to be anti-GVR and/or anti-progress! I am sick of reading this garbage, the HOA board is not trying to create their own spotlight it's this author and his cronies who are at fault! This author starts asking questions about Metro District business in a HOA Meeting and can't seem to understand why they cannot/will not answer his question, "YOU WERE IN THE WRONG MEETING!"... We have a Pure Genius here!

Chuck fails to mention that HE was the homeowner causing the problems at the meeting. He also fails to mention that he was asking the WRONG BOARD, and that he was TOLD he was asking the wrong board. He was supposed to be asking the Metro District board, and he KNOWS it. He just likes to write these articles to stir up trouble because he's having problems dealing with personal SO issues. Leave people alone, Chuck, unless you want to deal as unfairly with your friends on the Metro District board, who LIED to get elected.
