Almost All Homes Sell at The Landmark in One Day

Re/Max Classic New Homes Sales took reservations for 106 of the 122 condominium homes available at The Landmark, a luxurious resort-style residential tower integrated into a high-end shopping and dining district on Saturday, November 5.  This was the first day the units were available to the public for sale. Sales of these 106 units are valued at more than $55 million.  

“There obviously is a need for this type of housing in the southeast Denver neighborhood,” said Rike Palese, principal, Re/Max Classic New Home Sales. “What buyers told us is that lifestyle is important as they transition from single-family suburban homes into condominium living.”  

The Landmark has been designed to create a carefree four-star, resort-like lifestyle.  Residents can walk to shops, restaurants, entertainment, exercise facilities and personal services, such as a spa. They can catch nearby light rail to go downtown to take in a play or the symphony.  They can avail themselves of 24-hour concierge services generally only found at luxury resorts, including 24-hour room service from Landmark chefs; party planning; grocery shopping and dry cleaning services; floral arranging, dinner and event reservations, housekeeping and home maintenance services; and pet care.  

Everest Development Company, LLC conducted extensive research to determine what type of project to build.  The developer found that people care about quality and design.  The Landmark has interior features that generally are considered upgrades in other condominium projects.  All homes feature GE Profile Monogram or Viking appliances, Anderson wood windows and Caruso all-wood cabinetry. The countertops are slab granite and the floors are hardwood and travertine. Ceiling heights range from 11 to 14 feet.  

Another factor Palese credits with the success of the one day-sales event, is the project’s 6,000-square-foot, $1.3 million sales center that leaves nothing to the imagination.  It features a 1,500 square-foot, two-bathroom fully furnished residential unit.  It is filled with tools to allow prospective homeowners to visualize specific units compete with furniture and finishes. Prospective homeowners can put in the number of the unit in which they are interested and up comes the floor plan and a view from that unit on a large screen. An interactive computer program allows potential buyers to view the interior of the home and place simulated furniture in it. The finishes are arranged in 8-foot sections to make it easy to select tiles, countertops and carpets. There are four separate kitchen mock-ups.  

The Landmark is a 15-acre, $140 million developed located at 7677 E. Berry Ave. that features a 12-floor condominium tower and 160,000 square feet of retail. It recently won nine 2006 regional awards from The Nationals, the national’s largest competition for new home sales, marketing and communities.  Among the awards, The Landmark was recognized as the best attached community in an urban location, best floor plan under $400,000 and best floor plan over $400,000.  The gold winners of the competition will be announced in January.  

The Landmark is being developed by Everest Development Company, a national retail and residential real estate development company committed to identifying unique development and redevelopment opportunities in strategically positioned locations across the country. Founded in 2003 by president and chief executive officer Zack Davidson, Everest maintains offices in Dallas, Texas, Tulsa, Okla. and Denver, Colo.
