The Shops at Vallagio Unveils Preliminary List

After an exciting year with over 250 residential sales and accolades encompassing awards for design excellence from local, regional and national homebuilding organizations, Vallagio at Inverness is poised to launch the commercial aspects of the high-profile, transit oriented development.

The Shops at Vallagio will include over 42,000-square-feet of prime retail space at the northern end of the project, bordering Dry Creek Road, Inverness Boulevard and Inverness Drive West. The site is directly adjacent to the 475 homes at Vallagio at Inverness as well as 500-plus, Class-A apartments currently under construction and located to the east. Available spaces range from 1,200 to over 24,000-square-feet, with lease rates ranging from $27.00 to $32.00 NNN.

"Vallagio at Inverness provides exceptional opportunities for investors and entrepreneurs seeking superior road and pedestrian traffic in what is clearly an underserved retail market," said Rob Kuck, sales and leasing specialist for The Shops at Vallagio. "More than one-million vehicles pass the site on either I-25 or Dry Creek Road each week, with 32,000 cars passing directly in front of the site on Dry Creek Road each day. The site is adjacent to, or directly across the street from over 1,000 residential units, the majority of which can access The Shops at Vallagio without having to cross a major street."

Metropolitan Homes recently announced its initial list of tenants, with several key businesses slated to open as soon as this summer.

Leading the way at The Shops at Vallagio is Wine Styles, a chic wine and spirits retailer; Vibe Salon, a luxury salon and spa; Vallagio Cleaners with dry cleaning service including pick-up and delivery; Dental offices with Dr. Heiken, DDS; and Dozo Sushi, an upscale sushi restaurant, all slated to open within the next six months. Eddie Merlot's, an exceptional steak and seafood restaurant will occupy the largest of three freestanding sites at Vallagio, with a grand opening tentatively set for spring 2009.
