Carma planning $550 million Solterra Community

Carma, the respected North American residential community development leader, received City Council approval to develop Solterra, a 280-acre, $550 million, world-class, master-planned community along Alameda Ave. near C-470 in July. Solterra will be located directly south of the 2,300-acre William Frederick Hayden Park, which tops 6,800-foot-high Green Mountain and north of the 2,600-acre Bear Creek Lake Park.

Carma, a 48-year-old company, has developed more than 80 residential communities across North America.

Solterra is part of the 2,000-acre Rooney Valley, which has had an approved Lakewood master plan in place since 1998. The community also is a short drive from the Denver Federal Center, Belmar, Red Rocks Park and Homestead and Fox Hollow golf courses, as well as less than one hour from world-class skiing and other mountain activities.

Carma and the Home Builders Association of Metro Denver also have announced that Solterra will host the prestigious 2008 Metro Denver Parade of Homes, the first time that the event has been hosted in Lakewood. Carma's first Colorado development, Tallyn's Reach, was started in 1997 and in 2000 hosted Aurora's first Metro Denver Parade of Homes. Carma received the highest honor awarded by the Homebuilders Association of Metro Denver, Community of the Year, for Tallyn's Reach.

Solterra will feature about 1,400 residences, including single-family, single-family attached and multi-family homes. Carma will showcase the work of an exclusive collection of homebuilders at Solterra. The new community also will include more than 40 acres of open space, two approved wildlife corridors and a much-needed 22-acre dedicated public trail connection between Green Mountain, Coyote Gulch and Bear Creek Lake Park.

Construction of homes at Solterra is expected to begin in 2007. Homes will range in price from about $275,000 to well over one million dollars. Solterra neighborhoods will be situated about a variety of community lifestyle amenities, including extensive greenways, pathways and a Tuscan inspired recreation center. Grading and preliminary infrastructure work at Solterra will begin this year.
Carma will help to protect and maintain property values at Solterra by establishing design guidelines for the community and for the homes that will be built within it. Design guidelines will be enforced by the Solterra Design Review Committee.

In conjunction with the development of Solterra, Carma also has announced plans to make a contribution to the Jeffco Action Center for every home sold at Solterra. It is estimated that the total value of contributions will top $200,000. Jeffco Action Center is a Lakewood-based non-profit organization that was formed in 1968 and works to prevent homelessness in Jefferson County. On average, Jeffco Action Center assists about 130 families a day with emergency assistance and homelessness prevention counseling.

"We develop world-class communities and also support the communities in which we develop them."
