Carma, the respected North American residential community development company, will begin construction of Solterra on Mon., Nov. 20, 2006, along Alameda Parkway near C-470, the first master-planned community built in the 2,000-acre Rooney Valley.
Solterra will include 20 percent open space and is being developed with the Rooney Valley Joint Master Plan as its guide, an inter-governmental agreement adopted in 2002 by Lakewood, Morrison and Jefferson County to steer development in the area.
"The beginning of construction at Solterra is an important first step in the realization of the vision set out in the Rooney Valley Joint Master Plan, which involved 10 years of broad community and citizen input," said Lakewood Mayor Steve Burkholder. He will join leaders from Lakewood, Morrison, Jefferson County, Alameda Gateway Community Association, Jeffco Action Center and other organizations for the official start of construction at the community at 10:30 a.m. on Nov. 20.
Solterra will provide long-awaited protected wildlife corridors and a new wildlife underpass below Alameda Parkway that will connect Lakewood's two largest city parks -- Bear Creek Lake Park to the south and Hayden Green Mountain Park to the north -- which together comprise more than 5,000 acres of dedicated open space. The community will include bike and pedestrian paths and be built to energy and resource efficient "green building" standards.
As the future home to the 2008 Metro Denver Parade of Homes, Solterra will have as its centerpiece "The Retreat at Solterra," a graceful dual-wing $4.8 million, 6,000-square-foot community center, which will serve as the focal point of the master-planned community. "A hallmark of Carma communities is the installation of all major amenities prior to the construction of any homes," says Tom Morton, senior vice president, Carma, who is in charge of operations for the company in the U.S. "Residents of Carma communities enjoy a world-class setting from the day they first arrive and Solterra will be our finest community thus far in the state."
Chris Bremner, Carma development manager, will be in charge of operations at Solterra.
Also, a new interchange at Alameda Parkway and C-470 will be accessible in 2008 and is being developed and funded by Jefferson County in partnership with the City of Lakewood.
At the groundbreaking event on Mon., Nov. 20, civic and business leaders and area residents will celebrate a $200,000 gift being provided by Carma to Jeffco Action Center, which serves 130 needy families each day. Then they will toss the first ceremonial spades of earth with gold shovels as earth-moving equipment begins construction of the 700-foot-long grand entryway to the community; "The Retreat at Solterra" community center and 90 home sites, including 20 that will accommodate custom homes and the site of the 2008 Metro Denver Parade of Homes.
Solterra will feature just 1,100 homes, according to Carma, even though the community is zoned for 1,400. Homes will be featured in a wide range of styles and price ranges. The broad-based Solterra development team features landscape architecture by Design Studios West and architectural standards developed by Woodley Architecture, which will be first expressed in "The Retreat at Solterra" community center. An exclusive homebuilding team will be announced shortly for the first phase of the community.
Carma's first Colorado community, Tallyn's Reach, was the site of the 2000 Metro Denver Parade of Homes and was named the Community of the Year by the Home Builders Association of Metro Denver.

It has developed 80 master-planned communities across North America; its first Colorado community, Tallyn's Reach was home to the 2000 Metro Denver Parade of Homes and was named Community of the Year by the Home Builders Association of Metro Denver. Is anyone else concerned that Carma is building a massive, financially incertain development in Lakewood? Vote AGAINST the land swap and keep our parks safe in Lakewood from these developers. Ken Parks, their PR guy keeps posting on this site to pump up Carma's image because there's $50 million on the table with this land swap. Nice PR for such a bad Canadian developer.
