Luxury condos available in the heart of Belmar

Luxury condominiums with sweeping views of the mountains and Denver are now available in the heart of Belmar in Lakewood. Adjacent to Belmar Plaza, these one-to-three bedroom condominiums are priced from the $200,000s to the $900,000. The 62 units available range in size from 950 to 2,888 square feet and will be available for in the spring of 2007 for move-in.

“These homes are an incredible value,” said Brian Pesch, president, York Management Inc. “These are the only homes in Belmar that will be adjacent to the plaza in the heart of Lakewood’s downtown. That’s probably why one-third of the condominiums already have been reserved prior to their official release. Where else can you find homes in the midst of a vibrant downtown shopping district with incredible views at $240 to $330 per square foot?”

Standard features include slab-granite countertops, hardwood flooring in the entry and kitchen, GE Profile appliances, pre-wired data ports, three-line phone capability, tile and marble flooring in the bathrooms, tubs, decks and showers, five-piece master bathrooms and 9-foot ceilings.

The penthouse and homes in the corner of the fourth floor also include gas fireplaces, a jetted tub in the master bathroom, tiled shower bases, a Euro frameless shower door, a 36-inch gas cook- top stove and hardwood floors (except in bedrooms).

All condominiums in the five-story building are single level and are serviced by elevator. Underground parking and storage are in an access-controlled garage.

Plaza Residential Associates LLC, a Continuum Partners Company, is developing the Residences at Belmar Plaza. JE Dunn is the contractor.

Other homes available for sale at Belmar include urban row homes and three different types of loft-style condominiums that range from $180,000 to $700,000. Belmar also offers a variety of rental properties, most of which have been leased. At build-out, Belmar will feature 1,300 residential units.

“Both sales and rentals at Belmar have been very brisk,” said Eliza Prall, director of marketing and community development for Belmar. “We have stepped up our residential development schedule in order to keep up with demand. With its location in the heart of Belmar, we anticipate the Residences at Belmar Plaza will sell very quickly.”

Belmar, which opened May 14, 2004, is a 104-acre mixed-use development located at Wadsworth Boulevard and West Alameda Avenue in Lakewood and serves as the downtown for the City of Lakewood. It includes shops, restaurants, entertainment, homes, offices, a public plaza and urban park. The $750 million project is being developed through a public/private partnership between the City of Lakewood and Continuum Lakewood Development Company LLC.
