Land swaps allow better planning
Contributed by: David Wiechman on 10/31/2006

Since I don't live near Rooney Valley, I'm not directly impacted by the proposed land swap but the precedent set by the upcoming special election could negatively impact us all.

Since development is inevitable, we need better land planning to minimize adverse impacts. This election may discourage flexibility, innovation and creativity in future planning.

This land swap creates a buffer zone, provides a wildlife corridor, and preserves the existing bike route while keeping the benefits of the current park. Getting a bigger bang for our buck (or in this case, more benefits from existing assets) is just being smart.

Conversely, if we stick Lakewood with our current park boundaries forever, we will be unable to take advantage of future land deals that might create better parks.

This land swap does NOT sell any parkland - there will still be 22 acres of parkland with or without the trade. The only difference is the park boundaries.

Finally, it's wrong to ignore the will of the people who years ago devised a Rooney Valley master plan that included a buffer zone.

Voters should allow the city to become smarter and more responsive by preserving the option of making parkland swaps when it's in the people's best interests.

Mr. Wiechman is trying to run for office in Ward IV next year, hence his support of the City of Lakewood "plans." There is no wildlife corridor on this property, and there will be no wildlife at all once this massive development goes into effect. The precedent we are setting is one to allow Lakewood to CONTINUE to justify trading out our parklands for the benefit of developers. This is not "in the people's best interests" Mr. Wiechman. Rather, it's in your best interest running for City Council and in the best interest of the power-hungry developer.

Mr. Wiechman should look at what land is being traded. It is true that there will be 22 acres either way. But the developer is getting 22 acres of the very best land with open space to the North and vast views to the South, This space will command a much better lot premium than the gulch land they are trading. If it were an even trade, why would the developer do it? He also talks about the will of the people, what about the will of the donor who gave the land to the City for free. Frank King
