Exempla Lutheran Medical Center (ELMC) and Lauth Healthcare, of Lauth Property Group, today announced a collaboration on a new medical facility that will help meet the growing need for high quality health care in the southwest Denver area. The facility, estimated at $30 million when completed, will be called “Lutheran Medical Center Southwest.” ELMC and its physician partners will be the first and primary tenants in the initial phase of a 125,000 square foot outpatient medical facility located at C-470 and Bowles.
This decision by ELMC follows extensive research showing that residents of southwest area of Denver want better access to high-quality health care. Research into community expectations, market analysis and physician need showed residents of this community are less likely to be satisfied with the health care options currently available to them. Additionally, the new outpatient facility will improve access to care for one of the fastest growing areas in Colorado. “Currently, as many as 15 percent of our patients, and 15 percent of our employees, reside in the Southwest community,” said Bob Malte, ELMC president and CEO. “Lutheran Southwest answers the community’s request for health care that is closer to home and more outpatient-oriented. We are fulfilling health care needs, just as Exempla Lutheran has done for 100 years.”
The planned services at Lutheran Southwest include:
*Immediate care
*Primary care practices
*Women’s mammography and breast care
*Diagnostic services including imaging and cardiology testing
*Specialty services such as cardiology, cancer treatment, orthopedics, pediatric, hand, sleep disorders and gastrointestinal care
*Short-stay and outpatient surgery
“This project is a milestone for us in Denver,” says Harry Jewett, Vice President, Lauth Healthcare, “but similar to what we are doing all over the country. Over the past year, Lauth’s healthcare division has developed more than 30 projects, throughout the United States, representing approximately two million square feet and $380 million of investment.
Lutheran Southwest is being developed on an 8-acre site overlooking C-470 near the Bowles Avenue interchange in Littleton, Colorado, one of the fastest growing communities in Denver. Health Connect Properties is the leasing agent for the property.
Construction is scheduled to begin spring of 2006, with occupancy expected in January 2007 when the first phase of the building is complete.
