Need for medical offices?
Contributed by: DR. SEAN REIF D.C. on 9/20/2006

Medical and dental projects are very specialized in terms of both marketing and planning and design. Who are the doctors currently practicing within a 20 to 30 minute driving time from the subject site? A competitive survey should be undertaken of the existing office facilities in which these doctors are currently located. Emphasis should be placed on proximity to major hospitals, specializing design to accommodate DOCTOR'S NEEDS, the amount of parking provided, and special features such as Medical Libraries, and recreational facilities.

If the survey finds that many doctors are practicing out of their HOMES, non-medical buildings, or older, functionally obsolete medical buildings, there should be a relatively strong potential market for a new, specialized and designed medical building. But if modern medical facilities currently exist, the market will be difficult to penetrate unless lease / ownership deals can be arranged with a GROUP of doctors. Each doctor representing 1500 square feet. The demand from the specialties gives a rough indication of overall demand on the site.

Chiropractic is the 3rd largest primary care system in the world. 28 million people visited chiropractors for care of their health. More and more parents are choosing safe and drug free chiropractic care rather than subjecting their children to an ever increasing barrage of drugs. “Since vertebral subluxations may affect individuals at any age, chiropractic care is indicated at any age, chiropractic care may be indicated at any time after birth. Parental education concerning the importance of evaluating children of the presence of vertebral subluxations is encouraged.” Chiropractic for children is established and validated by clinical experience, basic science rationale, as well as scientific literature. I strongly support the rights of parents to seek and obtain chiropractic care for all their children, regardless of age or the presence of absence of symptoms.
