A Design Review Process is often used by communities seeking to improve the quality of development and to avoid unnecessary conflicts and negative impacts. A Planning Commission is used to evaluate proposed developments. Projects are evaluated based on an ESTABLISHED CRITERIA. Project evaluation criteria include LANDSCAPING, compatibility with the neighborhood, noise and other impacts, traffic flows, and OTHERS.
TYPICALLY, Northglenn Planning Commission has reviewed and APPROVED, as long as the proposal meets the minimum requirements of local zoning and land use code. But codes cannot anticipate all the possible conflicts and impacts that future development might create. For large projects, creating a Public Review Process may be helpful.
In the late 1980s, suburban Maryland & Virginia saw its biggest BOOM in commercial real estate in more than 30- years. Large office buildings, hotels, and retail outlets sprang up in what had been relatively quiet, older residential neighborhoods. Residents say their ON-STREET parking disappear and found that BUMPER-to-BUMPER Rush-Hour traffic suddenly begins at their front door. There was little to do except write angry letters to elected officials. A review process gave the residents a 45- day public comment period before building permits were issued for all large projects of 50,000 sq. feet or MORE.
City Planning givesTask Force recommendations "GREAT-WEIGHT" resulting in design improvements, reduced negative impacts, and has generated long-term benefits for the neighborhoods and the City as a whole.
