Tenants-in-common real estate deals,
an article from
The Denver Business Journal
, reports that the formerly hot tenant-in-common (TIC)real estate investment market has cooled off in the metro Denver area. The volume is expected to remain low until loans are easier to come by. There is a consolidation trend among TIC sponsors, or companies that orchestrate TIC deals. In the early 2000s, TIC investments became popular because of there lack of hassle - the investors didn't have to personally manage the properties. Also, TICs defray risks by dividing ownership among multiple investors. These types of investments also became popular within the 1031 tax-deferred exchange model following the IRS's 2002 decision to allow sellers to use TICs to reinvest proceeds.
